Welcome To Foreclosure City
Posting Date: 06-23-2009

Less than 100 feet from the “Welcome to Mesquite” sign is a billboard which trumpets foreclosures in Mesquite, a sign which has a few people fuming at what they perceive as an embarrassing message.

Less than 100 feet from the “Welcome to
Mesquite” sign is a billboard which trumpets
foreclosures in Mesquite, a sign which has a
few people fuming at what they perceive as an
embarrassing message.

As you’re coming off northbound interstate exit 120 in west Mesquite, you’re treated to a variety of welcoming signs.

The first is a “ladder sign” which points the way to various places of interest in the community.

They you’ll find the beautiful “Welcome to Mesquite” sign which is engraved on a large rock, a picturesque monument that says that the community’s welcoming attitude is carved in stone.

Behind it is a montage of signs and placards which herald the caring nature of the community and the many civic and service organizations which help make Mesquite a destination for visitors and retirees alike.

Then you have a sign which lets visitors know that Mesquite has plenty of foreclosures.

It’s a large advertisement placed by two local realtors who are promoting their services and expertise in selling foreclosed homes.

The controversial sign has tongues wagging in the city, as a number of locals have complained that the billboard sends the wrong message, particularly since it’s one of the first commercial signs drivers see after exiting the interstate.

There is no question that Mesquite has more than its share of residential properties in foreclosure.

And there’s no crime in real estate experts offering their service in locating those properties for speculators and new residents looking to invest in the city.

In fact, the faster that realtors can sell them and close the books on those foreclosures, the better off Mesquite’s real estate future will be.

It’s just the location of the sign that has a few residents fuming.

AGREED!!! I am sure there are much better places this sign could be. Could it be any bigger? What a shame. We actually had friends visiting that asked why you would to advertise that Mesquite was in such a declining market. NOt a good message for those looking to retire. GL

CAREFUL what you say there, the signage jihadists will break the truce! - just kidding - Actually the best thing for Mesquite and your property value is to get these foreclosed homes sold off and occupied. Gotta advertise to find buyers. The current market is nothing to be ashamed of - the whole country is in the same fix. The bright side is we finally have the affordable housing MLN always goes on about.

On the other hand . . Mesquite probably NEEDS this signage aspect of URBAN BLIGHT to justify applying for some of the grant money.

I too explored this sign’s intent. Friends of these Foreclosure Kings stated that the they are wanting commercial business. The first impression is very important. This Big-Ass Sign implies that the town is depressed. IF we want to improve the town, we need to get businesses in. Promoting that there are Sh*t Loads of Foreclosures doesn’t inspire businesses to come to Mesquite. If someone is looking for foreclosures, they will find them. We are waiving the usual consulting fee for this free advice to Cathy & Roger : Why don’t you say “ Mesquite is Growing - Great Deals On Commercial and Residential Property “ . Now that inspires both business and residential sales. This town has rarely been able to present, promote or understand marketing. In our business, how we present, say, imply, everything and anything in our acquisitions for our clients is of the up most importance.

The foreclosures in my nice neighborhood in Mesquite have dead grass and make the whole area look distressed. Glad to see these agents promoting the business of selling them off to someone who will care for them. Sure don't want to see the banks putting boards up over the windows. I say bravo, get them sold, ASAP.

I am a licensed real estate agent here in Mesquite. The fact that these two agents, whom I know pretty well have decided to state "Mesquite Foreclosures" on their sign shows that they have integrity. They are not calling themselves the "Foreclosure Kings" or anything else. There are however, other agents advertising "bank owned" and REOs/Foreclosures all over the place you probably just haven't seen it. To put on the sign what "Diversified Junctures" said is misrepresentation and possibly fraud! Mesquite is NOT growing, prices have fallen. Get over it! We DO have foreclosures like the rest of the country. 52% of the pending deals in our local Listing service are Bank owned or foreclosures! And we won't even go into the Las Vegas MLS listings for Mesquite. Our office has people walking in daily asking for foreclosure lists. There are also many many more of these foreclosures to come. We know this by looking at the Noticed of Defaults and Notice of Sale lists that agents get. This is reality folks and it is a huge part of our business. Until we get through them, we will continue to have this type of market. No one likes it or wants it, but it's the truth. The real issue is that a lot of homeowners (including me) have lost value in their homes and nobody likes that, but we need to move past it and fix the problem. I agree with promoting Mesquite and I promise you that no one does this more on a daily basis than real estate agents. However, Lying to the public is never the right thing to do. And the name calling of good agents/people by those who refuse to even call or talk to the agent directly, is juvenile at best.

Sadly, foreclosures are a way of life right now in Mesquite. I too, can relate many instances where a short sale or foreclosure property has adversely affected the homes in many neighborhoods. Wonderful homes are being by-passed because banks are not stepping up and taking care of the yards. People just drive past, and don't want to live in the neighborhood. Would the people who are worried about the sign want the neglected homes and yards next to them? The more agents that sell them faster and for a better price, the sooner the value of the homes in Mesquite will start to increase again. I hope Cathy and Roger get a ton of clients because of this....people at least know that they are willing to spend money to "get things done."

Foreclosures ARE a way of life in Mesquite. So's a good daily bowel movement, but I don't recommend taking a dump right next to the first exit into town. I'm sure Roger and Cathy are good people. It's just a bad place for the sign. (Good place for them, cuz it will bring them plenty of business, but bad for the community).

Why, Why, Do I try to help these miss guided Mesquitiens… I gathered by the statements of TRamey, that you do not have to have business experience or a marketing education to sell real estate. Growth is measured in many ways. One is population. Have we grown in population ? Dahhhhhhh.. Yeh. Another is business growth. Have we grown in the number of businesses ? Dahhhhhhh..Yeh. DO I REALLY need to explain it in a more elementary level ? Again, MR. TRamey, I am not lying when I say Mesquite is growing, Besides that. The point is “Project a positive meaning and you will get positive results” Don’t just take it from my 30 + years of national marketing and business experience, How about the entire marketing industry as a whole ! I am sure Cathy and Roger have good intent, Like most people in business in Mesquite, they mean well,, they just need professional advice on how to execute it . That is where consultants and advisers like us come into play. We see these things and know how to make it work. Now, The housing problem is self inflected by the real estate agents and brokers in Mesquite. When we came to Mesquite 8+ years ago. Our house was worth 125K and it is still worth 125K. The market says an overpriced 280K, but that is due to all those cash heavy out-of-towners that came to Mesquite and saw great deals. So the ever wise Mesquite Real Estate companies thought they could really clean up with these out of town buyers. So they raised the prices, and raised the prices, and kept raising the prices. They sold houses alright.. Now that the market has caught up with reality. Those houses are not worth the 280K they are now asking for. And you wonder why the market in Mesquite sucks….. The Greedy Mesquite Real Estate companies shot themselves in the foot. I hope some of those agents back a few years ago took their money and got out of here. That was the smart play if you are going to inflate the market. Get it and Go ! ( Professional I would not do that ) So when all our real estate people gather around and bitch about how their homes have lost value, what “REAL “ Measure are you looking at ? The self inflated pricing that you can all blame each other for or are your houses worth what they are really worth ? If you sold the homes for a reasonable profit back then, people wouldn’t be in the situation they are in now. You screwed it up, now live with it ! Now I know that all you “real estatiers” will quote some BS figures and studies and whatever you can find to offset the real blame of over inflated pricing 5 years ago, But point fingers all you want, It is your greedy fault that you are in the mess you are in. So Please, Please, do not reply with more crap about the market. You will only embarrass yourself. Everyone and anyone with real business experience understands what happened and who caused it. We saw it happening when you were doing it. Any of you still around that screwed the buyer with those inflated home prices a few years back, Let me ask you a question: Did you complain about the commissions you where making back them? And most importantly, Did anyone think about what you were doing to the future market back then? Now shut up and eat what you cooked, and better yet, go back to school.

Doesn't the City of Mesquite have a SIGN ORDINANCE and a CODE ENFORCEMENT OFFICER to regulate these awful homemade signs. This sign is on a public easement - Did the city approve it? OK, there are foreclousers but at least have some pride on the quality of the sign. Looks cheap and it makes our city look cheap too. It's amazing how $$$ brings out the "blood suckers" at anycost.

This sign issue just keeps going on and on. To blatantly put an "in your face" sign shows how desperate they and Mesquite are: it's more of a "slap in your face". To sell foreclosed or any homes, is dictated by the market. They will then move to Mesquite just to find all of the boarded up, closed buildings around. When just "last week" the businesses were open. The world is suffering, everyone knows it, so why plaster the goods on a WELCOMING billboard. The billboard was available and the company paid BIG bucks to advertise. I believe that the brokers company name needs to be bigger than the agents...real estate laws. So if this billboard is ok, with our council, why not let the other real estate companies put up banners, signs to promote their business too. Not everyone can find or afford a billboard to sell their wares. How did this billboard get an ok to be put up anyway? HMMM..

For someone who professes to be a professional, the posting by Diversified Junctures (Randy Black's company) with its unprofessional language and faulty market evaluations, needs to be taken as a joke. He's just trying to promote his inferior product. This poster obviously is NOT a professional, but is using the article to promote himself, shamelessly, doing worse than Roger and Cathy. GET A LIFE! Face reality! Randy Black's companies and their failures are a major reason for the foreclosures in Mesquite, yet one of his companies has the gall to criticize a couple who are trying to do two things: 1. Help Mesquite residents and developers sell their properties, rather than lose everything and create more damage to Mesquite, and 2. Help themselves from being another foreclosure and doing more damage to Mesquite. I think the City of Mesquite should help pay for the sign, and help push the sale of foreclosure properties through honest efforts such as this one. Actually, I found the sign to be a very WELCOME addition to the city. It does NOT say anything negative about Mesquite, and the posting about "blood suckers", by Art, shows a complete lack of understanding of the current economy and real estate markets, especially as it pertains to Mesquite. The sign DOES NOT say anything negative about Mesquite, quite the opposite, it says that two individuals are really trying to make sure Mesquite doesn't have "more than its share" of foreclosures. It sounds to me like a few jealous real estate agents out there made a complaint in order to stir up trouble for this couple, just so they, the complainers, could get the foreclosure market. As to city ordinances and city pride: Let's take down the signs leading up to Mesquite that advertise Sun City. Let's get rid of the signs that show gambling to be a great thing in this quiet city. I realize that gambling is preferable to selling real estate!!!!!! Why not get rid of the eyesore that is the Oasis Casino, sitting empty, vacant, and deteriorating. Oh, sorry, that would be Diversified's company. Yes, all, Diversified Realty is Randy Black's flagship real estate company out of Las Vegas. Is it he and his companies that are complaining about someone that actually used some common sense and thought to advertise in order to clean up the foreclosure market in Mesquite? Hmmm..... competing real estate companies ? Trying to make trouble for two individuals that actually live in Mesquite and are trying to make to city better? Not only do Roger and Cathy and ERA have good intent, Diversified, but they are doing a service to Mesquite. They sign is NOT tacky, any more than the old Coyote Willows sign that used to be there. THE COMPLAINERS ABOUT ONE SINGLE SIGN NEED TO UNDERSTAND THAT THIS SIGN ACTUALLY HELPS MESQUITE! If you hide truth under a bushel basket, it doesn't change the truth, it only allows the lies to continue. CONGRATULATIONS to Roger and Cathy for knowing how to help Mesquite, themselves, and to be truthful without being tacky. THE SIGN IS GREAT! Keep it up. I'm going to contact you to see about the possibility of buying one or two of your foreclosures. You show you care about us.

YES! let's just cover up what's really happening in Mesquite. Lie to the neighbor, Lie to the visitor, Lie to ourselves. The Bible says that in the end of times people will love to believe a lie. Mesquite doesn't have any foreclosures! No developer in mesquite has gone bankrupt! Let's just lie to ourselves and let the problem become worse. Way to go ERA! Keep up the good work!

About all this article did for me was show how thin skinned some people in Mesquite are. I just bought a foreclosure home, because of help from people like this. I'm one resident that wouldn't be settling into your community without help like this. Perhaps I acted to quickly. Too many complainers about nothing here. Of course I realize that all us retirees have nothing better to do with out time than to find fault and complain about others. Thanks to Roger and Cathy for being willing to let me know I can afford to buy in this community. The sign is very classy, by the way, not offensive at all.

I decided to read some more of the postings here. I did make a mistake! What a bunch of losers this city must be made up of. Complainers, negative, lashing out at a couple wanting to help the town and selves. The city needs to pay for the sign and give this couple a city medal. The complaining losers need to leave town if they don't like what it is!

Okay, Iowa, or Kent, or whatever name you're using this go-round... . Your comments are up. There was no censorship, no one in a dark suit and dark glasses is going to pull up to your driveway, and the world isn't conspiring against you. We activate comments at various times throughout the day, and simply hadn't gotten to yours yet. . For the record: Diversified Junctures is NOT the same as Diversified Interests, which is indeed owned by Randy Black. As far as we know Diversified Junctures is in no way affiliated with Randy Black or Diversified Interests. To say otherwise would be libelous. . As for the question "Who is Susan Holecheck"...she is the mayor of Mesquite. . As for the sign...while the physical billboard has been there for years (previously it advertised Coyote Willows, a development which now appears to be defunct or teetering on the brink thereof), the sign by Cathy and Roger has only been there a couple of months. . As for any bias for or against Cathy and Roger, that's absurd. We're just the messengers. We don't have a dog in this hunt either way. . And Hope that helps clear everything up.

Dear Diversified Junctures, Wake up and smell reality! You do realize don't you that Realtors don't have anything to do with the fact that the housing prices have risen and fallen. It's just the way the real estate world works. All you have to do is look at the last 30 years of real estate history. Please remember one thing...it is truly unfortunate that the market is at a downturn at the moment, however if homeowners, who are not losing their homes and are not bank owned would WAKE UP and understand their homes are not worth what they were 5 years ago, and then PRICE ACCORDINGLY, they could actually sell fast and compete against the foreclosures, thus in turn getting the market moving. REALTORS have to do what their clients tell them to do. No matter what, if sellers decide to not take professional advice on where to price their homes, it is out of the real estate agents hands. It is only the sellers that can make this difference happen. The sign is not against any ordinance, so please find another thing to b***h about. Crikey! You are a wanker!

Seems this site doesn't want to post any pro "Cathy/Roger" information anymore. Must have received too much! Over 7 hours ago I posted a couple of comments, still don't show. Mesquite needs more of this type of work to help the city out of foreclosure "status" and less small-minded comments like Randy Black's stooge "Diversified Junctures". Diversified Realty, bty is owned by Randy Black, the cause of "foreclosure city". Also, Business", This billboard has been right there for years, I guess you're just a newcomer complainer. And the language and unprofessionalism of "Diversified" just shows he isn't a professional like he claims. Anyway, CONTRATULATIONS! to you two. Because of your sign, I'll be contacting you to see about purchasing a foreclosure home for my own speculation purposes. MESQUITE NEEDS MORE LIKE YOU.!!!! Hang in and tell the few complainers to get a life.

Kent is my son living in LA, but still likes Mesquite a lot. Our family has all lived in Mesquite for many years, since moving from Iowa. We like Mesquite, but realize what is right and what is wrong and feel that it's wrong to attack legitimate business just for the sake of complaint. My family will interchangably use email. Doesn't mean we're the same mind, but usually are. Question? If the sign has been up for a couple of months then why the furor now? Now, Mr. Workman sir, you're the one that started this furor by stating that the sign was in the wrong place. Where would you put it? And, no one said the "sign" had been there for years, only that the "billboard" had been there. There is a difference. THANK YOU FOR the forum! It is appreciated by all.

Yeah, that Workman guy is a putz! He's only a newspaper editor and a writer, he couldn't possibly know what "libel" (not "liable") is. Also, none of the statements were directed at me, so I wasn't offended. (Okay, except for the crack about censorship...I despise censorship so deeply in every possible form that I take umbrage when someone accuses me of that despicable practice.) But for those truly interested in the distinction... Referring to someone as a "blood sucker" (which, when used in one of the posts, did not specify who exactly was being referred to as a "blood sucker") is a generic hyperbolic statement of opinion. Claiming that one entity (Diversified Interests or Diversified Realty) is affiliated with another entity (Diversified Junctures) is an erroneous statement of fact, hence the libel. Further, to erroneously claim that Randy Black or any individual is affiliated with a particular company or organization, is also libelous. Hope that helps clear things up. Tune in next week when we examine adverbial attributions and split infinitives. By the way...Iowa, I didn't say the sign was in the wrong place. I reported what others have said to me. That's also the reason we didn't do a story on the sign earlier. The level of discourse in the community about the sign had recently reached the point that it qualified as news. Thanks for the kind words about providing the forum. I'm grateful that you all have availed yourselves of the opportunity to express your opinions. Even the opinions with which I disagree. This is the greatest part of living in the greatest nation on earth, the ability to speak freely. We're grateful that you bothered to visit our news site, that you read the story, and that you all chose to express your thoughts on the topic. Without you, the readers and essayists, this news site and newspaper would have been gone long ago.

Dear Ol’ Ignorant David, Diversified Junctures is a Marketing agent for 225 + National Retailers. We also facilitate the acquisitions of multi-million dollar agreements for our clients and recently expanded our company to producing special events and concerts for major entertainers. . Previously before developing our own company We were with A. C. Nielson as national marketing research agents in the fourth largest market in the US, We also were on the team that developed the “Cards” consumers use at stores for those discounts. Hint: those cards were never and never have been for the sole benefit of the consumer , The marketing data they provide is the real reason they are in your hand at check out. So we do have the knowledge and experience to talk about marketing, Advertising and promotion. I do know Randy. But for your information, Randy’s company is Diversified Interests. So don’t you sound a little stupid in your details besides your comments. If you do not know what companies you are talking about, why should we consider any of your ramblings worth the bits of space they are taking up on the site ? It is like We said in the beginning, Why, Why Do we think the majority of Mesquite has a clue on how Business, Marketing, Promotion, or let alone common sense works. Look at the local quality of advertising alone. You can tell if it was produced in town of from a national advertising agency. Don’t get me started …..Get your facts straight, watch Bloomberg, read a retail magazine, or just retire quietly ….

Iowa...No I am not new to Mesquite and Yes I know that billboard has been there for a long tim---Coyote Willows old sign. Then it was blank for a while until somebody said Hey lets use that sign to promote how bad Mesquite is with about 50 foreclosures!! Being that the whole world is suffering with debt, foreclosures etc. why do you need to advertise such. Realtors receive an abundance of emails, phone calls and visits daily from those wanting to purchase foreclosures. This brokerage decided this billboard was a BIG advertisement for them. Period!! It is "who can sell the most" game. So please, don't assume that no one knows about the billboard. It has been there and personally I know why regarding Coyote Willows, another sad closing. Where are the other billboards here in town advertising?? No one is hiding it under the rug that we have foreclosures or businesses failing and closing. Just look at the unemployment rate...and more people are moving to Mesquite all the time to live with family members because the BIG cities aren't hiring either. DIVERSIFIED JUNCTURES IS NOT RANDY BLACK'S COMPANY!!! Please get your facts straight and Open mouth..insert foot!!

Just to note, and my name is withheld for obvious reasons. Everyone that I know of here at Tri-properties was under the impression that everything Diversified in Mesquite was Black's. No wonder David thought so as well. Also was told by a lawyer that a mistaken connection on the part of a citizen such as this would not be libel since nothing derogatory was stated. However he did say that Diversified Junctures calling David ignorant would be. All in how we perceive name calling isn't it. It's been interesting to watch these postings, and see how much name calling goes on by DJ and how much the press feels that they have to "educate" everyone else......... interesting. Oh, and DJ, by my knowledge in advertising and marketing, which is extensive, I wouldn't hire anyone that can't control their language. Enough said. Close the thread down and let DJ call this names elsewhere.

This may not reach those that feel they need to remain nameless, Or as we all say those that do not have the stones to say their real names.( But I think you have ovaries )) Calling David Ignorant is not name calling , it is accurate because he is ignorant in not knowing the difference between the two companies. So it is was not name calling, it was pointing out David was ignorant in his comment. Now the “So Very Important person That NEEDS to Remain Nameless. ( Why, no one really cares anyway) I would find another lawyer if he thinks my comment was libelous. I did not lie or tell an untruth. David was ignorant in not knowing the difference between the two companies. If “Nameless “ is so well experiences in Marketing, Why does Randy need to call all the shots now. I like and respect Randy. So suck it up and either be completely open with who you are or follow and do as you are told by your boss and let the real marketing people be the independent advisors that we are. Remember you are in the Mesquite market. Not NY, LA ,Chicago, or any other market that is competitive in who they hire…. Mesquite is a farm pond market compared to the oceans of the major markets. Try swimming there .
